The Villa

The original building has very ancient origins and it has been remodeled throughout the centuries. The last renovation was done in 2000 and it concerned the roof, the facades, bathrooms and fixtures, so the house is in excellent condition. The total area of the villa is about 300 sq.m. on 3 floors and divided as follows:

Ground Floor:
The big old door leads to the hall of house and from here you, on your right, you can access the lovely spacious living room, with french window leading out to the courtyard overlooking Siena. The paved patio will let you enjoy pleasant dinners out, with the lights of Siena that will illuminate your evening. The living room features several windows, thus guaranteeing plenty of light all day.

From the living room, you access the official dining room, connected to the dinette and spacious kitchen. From the kitchen you can access a big room, that could be used as a roomy larder and laundry room. The ground floor also enjoys a lovely studio/reading room and a bathroom.

First Floor:
On the first floor there are 2 wide double bedrooms and 2 single bedrooms: all 4 rooms enjoy plenty of light and beautiful views over Siena or the flourishing nature surrounding the property. On the same floor, there are 2 bathrooms (one with shower and one with Jacuzzi) and a lovely living room with french window leading out to the terrace with pergola. This side looks opposite Siena, but it still surprises you, since from here you can see from a distance the amazing Castle Quattro Torra.

Basement:
Old cellar where you can keep your own selection of wines or store the garden tools.

The Garden

The Villa is surrounded by a 2 hectares land with olive grove and a “secret path” leading down to the small wood, where you can find more peace and silence. Opposite the house there is a 65 sq.m. outbuilding, used as a garage and storage for tools.

The Location

The location of this property is perfect for those looking for privacy and peace, not far from a main historic town as Siena. As a matter of facts, Porta Pispini is just 1,6km away and Piazza del Campo is 2,8km ( the main tourist destination in the city ). Siena is famous for all its historic beauty, as well as the world attraction of its Palio. Held in the main square of Siena, 2 times per year ( but this year the new Major entitled 3), the Palio attracts visitors and tourists from all over the world. Tradition and horse race, dating back centuries, parades through the streets in the centre.
Siena is well connected with a double carriageway to the A1 ( on one side) , and Florence on the other ( about 60 kms), less than an hour trip.
All services nearby, as the Villa is less than a km from the commercial centre of the town.
